How do I know if my house needs restumping?

Sloping or bouncy floors, doors and windows that stick seasonally, cracks in plaster or brickwork, and gaps opening at skirtings or cornices are the classic signs. How much does restumping cost?

Most full restumps of a 3-bedroom regional weatherboard land between $12,000 and $22,000 including permit and engineering. Partial jobs from about $3,000. See our detailed cost guide or use the calculator.

Do I need a permit?

Yes — in Victoria restumping requires a building permit and engineering computations. In Queensland it needs building approval from a private building certifier under the Building Act, and the contractor must be QBCC-licensed. We arrange it all as part of every job, so you don't chase paperwork.

Can I stay in the house during the work?

Almost always, yes. Most restumps take 3–7 working days and the house remains supported and safe throughout.

Concrete or steel stumps?
