Everything we do under a house

Eight services, one trade discipline: giving older regional homes foundations that hold. Every job gets a free inspection, a fixed written quote, and the permits, approvals and engineering handled for you.

Full restumping

Every stump replaced with concrete or galvanised steel and the floors re-levelled — the definitive fix for a pre-1970 home on original timber stumps. Typically $9,000–$22,000 with permit and engineering included.

Partial restumping

When one section has failed — wet areas, a southern wall, the chimney corner — we replace what's needed and condition-map the rest. From about $3,000, honestly scoped.

When partial makes sense →

Reblocking

The same job by its Melbourne name: replacing the blocks (stumps) a timber-framed house stands on. If a quote says "reblocking", you're comparing restumping prices.

House levelling

Staged jacking and packing to bring sunken floors back toward level — part of every proper restump, or a standalone job on sound stumps with failed packing.

What levelling involves →

House raising

Lifting a home for flood resilience, legal-height rooms underneath or access — a Queensland speciality that pairs naturally with restumping. Typically $15,000–$40,000+ on top of a restump.

Underpinning

For brick homes on slabs or strip footings with cracking or a sinking corner — strengthening the footings themselves with concrete, screw piers or resin injection. Most jobs $10,000–$40,000+.

Bored piers & pad footings

Engineered drilled footings for extensions, second storeys and new additions — designed to AS 2870 for your soil classification and inspected before the pour.

When you need engineered piers →

Subfloor repairs

Bearers, joists and ant caps replaced to F17 structural hardwood standards — best done during restumping, while the house is already supported and access is open.

Pre-purchase foundation checks

Buying an older home? We inspect the subfloor or footings, count and condition-map what's there, and give you a real repair number before you sign — negotiation gold.

Want numbers before you talk to anyone? The restumping cost calculator and the underpinning cost calculator each give an itemised range in 30 seconds — and the stump self-check and crack severity checker tell you honestly whether you need either.

Not sure if your stumps are the problem?

Try the 2-minute self-check, or book a free inspection — we'll tell you honestly if restumping can wait.
