Reactive clay: why Victorian houses move every season

Most stump problems in regional Victoria aren't caused by bad building. They're caused by ground that refuses to sit still.

What "reactive" means

Clay soils absorb water and swell; dry out and shrink. Highly reactive clays can change volume enough to move footings 50mm or more between a wet winter and a hot summer. Your house rides that swell like a slow tide — and rigid footings crack, tip and settle under the repetition.

Where Victoria's worst soils are

• The Wimmera (Horsham, Warracknabeal, Dimboola): grey and black cracking clays among Australia's most reactive — the summer ground cracks you can lose a hand in are the giveaway.
• Latrobe Valley (Traralgon, Morwell, Moe): some of the state's most movement-prone reactive clays, swinging hard between Gippsland's wet winters and dry summers.
• Northern plains (Shepparton to Echuca): irrigation-country clays with big seasonal moisture swings.
• River towns (Wodonga, Wangaratta, Mildura): alluvial mixes — sandy caps over clay layers that move unevenly.

The seasonal fingerprint

Doors that stick in September but glide in March (or vice versa) are the classic sign of reactive soil at work. One or two symptoms cycling with the seasons = soil movement; symptoms that ratchet worse each year = stumps losing the battle.

What actually works

• Steel adjustable stumps — re-levellable in hours when the ground moves. In the Wimmera and the Valley, this is the difference between a maintenance tweak and a five-figure redo.
• Moisture management: fix leaking taps and downpipes, keep large trees at distance, maintain even garden watering around the perimeter. Even moisture = even movement.
• Engineered footing depth: the engineer's computations (mandatory with your permit) specify stump depth below the "movement zone" for your soil class. This is why cookie-cutter quotes without engineering are worthless in clay country.
